How do I handle repairs that may be needed?
First, notify Firefly Housing of any repair needed, no matter how minor it may seem. The responsibility for the repair is determined by the terms on your LEASE. In the event that Firefly Housing is responsible for the needed repair be aware that all repairs will be prioritized with emergency repairs handled first. Make sure needed repairs are reported ASAP. You can fill in a REPAIR REQUEST from this website or CONTACT a Firefly Housing manager. Remember that an ignored repair may become a large project , therefore subjecting you to a large expense. An unreported repair causing further damage to the LEASED PROPERTY or to a neighboring tenant may be construed as a nuisance and will be handled as such. This type of neglect may incur further charges to your account and may change the liability of the repair and/or subsequent repairs. Firefly Housing or it's contractors must have access to the LEASED PROPERTY to perform repairs and maintenance.
What if my rent is late?
Rent is due the 1st day of each month. However, a 5-day grace period is allowed without penalty. Beginning on the 6th day of the month, a $5 PER DAY late fee is added to your rental payment. Chronic late payments may result in legal action leading to eviction.
What if I lose my key?
It is important that you take care of your entrance keys. Loaning them to friends or family may threaten the safety of your neighbor tenants or yourself. However, if you are locked out of your home, and you request a Firefly Housing Manger to come let you in, you will be charged a $20 fee. To replace a lost key, a $30 fee is charged.
Do I need renter's insurance?
Renter's insurance is not required, but Firefly Housing is not responsible for damage to ANY of your personal property. Rental insurance is not very expensive and recommended to protect your property in case of unforeseen disasters.
What if I'm having or problem or concern with a neighbor?
Of course, it's important to try to get along with neighbors. In the case of a problem or concern, try to resolve it amongst yourselves. Refrain from foul language or aggressive behavior. If you are unable to resolve the problem, please CONTACT a Firefly Housing Manger, or for a more serious problem contact local authorities.
Can I make changes or improvements to my LEASED PROPERTY, such as painting or landscaping?
Improvements and changes are welcome, However, you are kindly asked to check with us first for approval. You MUST document any changes or improvements before they can be approved although most reasonable improvements will be approved. You may use the CONTACT email from this website to document your request. Please include your name and property address and describe your plan.
IMPORTANT GUIDELINES:
It is important to read the LEASE thoroughly and ask questions about anything that you may not understand. Below are some additional guidelines to follow.
• It is important to keep the leased property in a clean, sanitary and safe condition.
• Please make sure that trash is disposed of often and correctly as to avoid pest control problems.
• Make sure to check the batteries in your home's smoke detectors, periodically, to ensure the safety of your family.
• Candles are a fire danger so please be VERY careful not to leave candles unattended.
• Do not give or loan your entrance key to anyone not listed on your LEASE. It may result in breach of the LEASE and may endanger your family or neighbors.
• Be considerate of your neighbors, especially in duplexes and apartments. Use the Golden Rule in treating others kindly and respectfully.
